How the platform works, what the figures mean, and where responsibility lies — read this before acting on anything you find here.

ARTICLE 1
A platform, not an adviser
In short: Onora Capital is a platform that brings buyers and sellers together. Do your own research on every listing, figure and party. Onora is not responsible for the listings, the figures, the conduct of the parties or the outcome of any transaction, and accepts no liability.
Onora Capital B.V. ("Onora") operates an online platform and marketplace that publishes real-estate listings and forwards contact requests between buyers and sellers. Onora is not a real-estate broker or intermediary within the meaning of Article 7:425 of the Dutch Civil Code, not an investment firm, and not a financial, tax or legal adviser.
Nothing on this platform, no listing, figure, article, calculator output, NOVA conversation or other content, constitutes financial, investment, legal or tax advice, an offer, or a recommendation to buy, sell or hold any property or other asset.
ARTICLE 2
Seller-provided figures
All listing information — including prices, gross or net yields, monthly cashflow, cap rates, occupancy, costs, rental status and delivery dates — is provided by the seller or their representative. Onora does not independently verify, endorse or guarantee any of these figures. Every numeric figure is attributed to the party that supplied it.
Figures are published in one of three clearly-labelled modes:
- ACTUAL — figures reported by the seller as current;
- PROJECTED — estimates computed from assumptions stated by the seller (such as expected rent and occupancy); the assumptions are published with the figures. Projections are inherently uncertain and actual results will differ;
- ON REQUEST — no figures are published; the seller shares them directly.
Past performance and projections are no guarantee of future results. A seller completes a one time company identity check at onboarding, which is not a verification of the figures and not an endorsement of any listing.
ARTICLE 3
Calculators, NOVA and other tools
The returns calculator computes scenarios exclusively from numbers you enter; its output is your scenario, not an Onora estimate. The NOVA assistant gathers your preferences and ranks listings against them; it does not give advice, does not verify figures, and may be inaccurate. Saved-search alerts and matching are recommendations by relevance only.
ARTICLE 4
Due diligence is the buyer's responsibility
All due diligence, valuation, financing, structuring and purchase decisions remain the sole responsibility of the buyer. Every buyer must conduct their own independent investigation — legal, technical, fiscal and financial — and engage their own qualified advisers in the relevant jurisdiction before entering into any transaction. Foreign real estate involves additional risks, including currency, legal-system, tax and liquidity differences.
ARTICLE 5
No part in transactions
Onora is not a party to any negotiation, agreement or transaction that may arise between a buyer and a seller or agent, holds no client funds, and performs no escrow or settlement function. Agreements concluded after contact through the platform are exclusively between the parties involved.
ARTICLE 6
Accuracy and availability of the platform
We take care in operating the platform, but we do not warrant that content is accurate, complete or current, or that the platform is uninterrupted or error-free. Listings can be changed, paused or removed at any time. Obvious errors (kennelijke vergissingen) do not bind Onora or sellers.
ARTICLE 7
Third-party content and links
The platform may contain content from, and links to, third parties — including independent agents, map providers and external websites. Onora does not control and is not responsible for third-party content, services or privacy practices.
ARTICLE 8
No liability for financial loss
To the maximum extent permitted by Dutch law, Onora accepts no liability for financial losses, errors, omissions or inaccuracies arising from information published on, or contact made through, the platform. The liability arrangement in the Terms of Service applies in full. Nothing in this disclaimer limits liability that cannot be excluded under mandatory Dutch law.
ARTICLE 9
Governing law
This disclaimer and any dispute arising from the use of the platform are governed by Dutch law. Disputes are submitted to the competent court of the District Court of Rotterdam (Rechtbank Rotterdam), unless mandatory law provides otherwise.
